This section should be similar in tone to the market analysis portion of an investor pitchbook for a real estate development project, and should contain everything necessary (from a market analysis standpoint) to convince investors that your project will succeed!
I need to do three part
1. price points for all property types including residential, office, and etc.. and explain why hotel is a good choice in this area
2. Comps, competitors, and pipeline (including details such as unit mix, unit sizes, and amenities – for the comp and competitor properties, rather than for your project). Like 1 hotel, what’s their unit mix, unit sizes, and amenities
3. Maps locating your project with respect to: amenities, transit, comps, etc.
For all of the data you provide, you must clearly indicate what this data means for your project or how it substantiates your specific choice of development scheme. You must provide and discuss data for your neighborhood for all property types (residential, office, retail, hotel and industrial), then explain your rationale for deciding to ultimately pursue a scheme of your chosen property type(s) in lieu of the types you did not favor. The market analysis section of your submission must culminate with a very strong conclusion that draws a very clear link between your data and your assumptions specific to your project.
